Do I need to decide right away?
Not at all. There’s no deadline or pressure to decide anything on your first conversation with us. Many of the people we work with need time — to sort through the estate, talk with family, or just process everything before making a decision about the property. We’re happy to check back in whenever you’re ready.
What if I’d rather list instead of sell as-is?
That’s absolutely an option. Eric is a licensed Maryland real estate agent, so if listing on the market makes more sense for your situation, we can help you do that too. We’ll walk you through the tradeoffs between listing and an as-is sale — timeline, costs, and likely proceeds — so you can make the choice that’s right for you, not just the one that’s easiest for us.
What if I’m handling an estate or inherited property?
If you’re the personal representative for an estate, or you’ve inherited a property and aren’t sure what to do with it, that’s exactly the kind of situation we help with. Once you have legal authority to act (Letters of Administration or Testamentary), we can walk you through your options — sell as-is for cash, list it, or find a middle path — at whatever pace makes sense for your family. There’s no cost or obligation to talk it through, and we’re happy to work alongside your estate attorney if you have one.
How long will it be until I get an offer?
We move fast — often signing a contract before we’ve even stepped inside the property. We’ll still do a walk-through as part of our process, but that’s about confirming details, not starting over.
How long will it be until closing?
Since we’re not buying your house to live in, we can work on your timeline. Need a few months to get moved to your new place? We can handle that! On the flip side, if you need to close very quickly for some reason, you’ve come to the right place! We have the means to close in 7-10 days if need be.
Will I have to make repairs?
If you’re selling to us as-is, no — we will never ask you to make repairs. We may do a walk-through for our own reference, but that’s so we know what we’re taking on, not something you need to worry about or pay for. If listing is a better fit for you, repairs work differently there, and we’ll walk you through what buyers typically expect in that case.
What will I have to do?
Very little. If you’re selling as-is, you don’t need to clean, stage, or repair anything — we handle the paperwork and coordinate everything to closing, including a solid title company to keep the process smooth. If you’re living in the property, you’ll just need to plan your move, and we’re happy to help with that too if it’d be useful. If listing is a better fit for your situation, we’ll walk you through what that process looks like instead.
What are the benefits of a cash offer?
A cash offer means no financing contingency — nothing for a bank to approve, no appraisal to satisfy, no risk of the deal falling through because a buyer couldn’t secure a loan. It’s also faster and simpler: no showings, no repairs, no waiting on someone else’s mortgage timeline. If speed and certainty matter more to you than getting top market price, a cash offer is worth strongly considering — and we’re happy to walk you through the numbers.
Do you charge any fees?
On an as-is sale, zero. No agent commissions, no closing costs on your end, and no repair costs. Compare that to a traditional sale, where agent fees typically run 6% and closing costs can add up to thousands more. If listing is the better fit for you, we’ll walk you through what those costs would actually look like so there are no surprises.
How are you different from a real estate agent?
Honestly, we’re not entirely separate from one. Eric is a licensed Maryland real estate agent, and Ace Properties also buys homes directly as an investor — so depending on your situation, we can offer either path, or a combination of both. If listing on the market makes the most sense for you, we can do that. If a fast, as-is sale is a better fit, we can do that too. You’re not choosing between “agent” or “investor” — you get both options from one place.
